My second daughter Virginia: Affordable homes that are good as new

It's amazing that the market is still booming in that particular area where I lived for three years.



Anyone in the market for an affordable home that has been completely renovated and is move-in ready needs to meet Realtor Virginia Gissing of RE/MAX United in Fallbrook. Virginia and her husband, Paul, work as a team to purchase good, solid family homes that need some detailed attention and transform them into sought-after properties that buyers can move in and start enjoying without a worry.

"We aren’t the typical ‘flippers’ (those that buy a house, fix it up to a certain extent, and quickly put it back on the market for sale again)," explained Virginia. "We don’t just do carpet and paint."

While Virginia handles the real estate transactions involved in the couple’s line of work, Paul focuses on running the renovation projects as he is a skilled carpenter who works only on the couple’s properties.

"The things that we address in the homes we work on include: making sure the windows are energy efficient or we replace them with those that are dual pane and tempered glass; adding finish trim around all windows; making sure appliances are the newer, energy-efficient style; verifying that the heating and air conditioning systems are in good working order (or adding or replacing them); replacing fixtures in bathrooms and kitchens; installing shelving in closets; putting ceiling fans in rooms; adding new hardwood flooring and carpeting; installing fencing; and redoing the landscape with both hardscape surfaces and sod.

Virginia and Paul bought their first home in Fallbrook in 1999, while living in San Clemente.

"My Dad lived here and saw the house listed for sale in the Village News," Virginia said with a chuckle. "It was a real dump, but we fixed it up."

The couple moved to Fallbrook in 2005 and purchased another house.

"And then we began our projects in earnest," Virginia said. "We can now do a rehab of a house in six weeks."
